To get the best rate from the lenders we generally get the mortgage insured against any defaults.
Default means you have not kept a promise under the Mortgage. There are a number of promises we generally make in a mortgage contract. They are defined in the standard charge terms. The web site of RBC has a set of strandard charge term used by RBC. The major promises in a mortggage are:
- To pay on time and the exact sum as promised.
- To maintain the property properly.
- To pay taxes.
A borrower defaults when the person.
- Does not make any payment when required.
- Does not keep one or all of the Promises.
- Becomes bankrupt.
- Leaves the property unoccupied so the insurance policy may be cancelled.
Generally in Canada the default rate is very low. Unfortunately some borrowers, under very rear circumstances defaults on the mortgage payment or defaults the standard charge term.
