Many lenders are not so comfortable to lend money to a person who does not have a AAA credit history. Fortunately there are some who are ready to lend money to persons who are credit challanged. Most of the time a lender want the loan to be CMHC insured. The underwritters guidelines requires the person to have a discharge from Bankruptcy atleast two years prior to mortgage application. Some lender allows waiver to that requirement. Every cases are unique. We treat each of them differently from the other.
